- Your property will be marketed in our office with a window display showing details and photographs, on our website, the Rightmove website and the local press. We will also erect an eye catching 'To Let' board at the property.

- Finding A Suitable Tenant...
- We will carry out accompanied viewings of your residential property, perform credit and identity checks on applicants after giving them the necessary information and application forms and obtain references. You will be presented with the details of all suitable tenants to allow you to make your decision, with our recommendations.

- Letting Your Residential Property...
- We will draw up a Tenancy Agreement for the agreed period. We can arrange for a detailed Inventory, and a Schedule of Condition for the property can be taken. We recommend an Inventory to protect the landlord's ability to successfully forfeit all or part of the deposit if necessary, assuming the dispute has to go to Arbitration with the Tenancy Deposit Scheme.
- We will arrange for the tenant to come to our office to sign two copies of the agreement, pay the first month's rent and the Deposit, which will be held in the Tenancy Deposit Protection Scheme. We will also contact the local Council, utility and water companies giving details of the new tenant and meter readings. Ongoing, we will monitor rent payments, act as the first port of call for tenants and carry out quarterly inspections on your behalf, for which a full report will be sent to you.
